About New-Home.ca

What is New-Home.ca?

New-Home.ca lists new and pre-construction townhomes, semi-detached and detached homes across the GTA and Ontario, with starting prices, builders and locations in one place. It is operated by UB Realty Inc., Brokerage, based in Mississauga.

Do I pay anything to use your services?

Usually not. On new construction, the builder typically pays the brokerage’s commission, so you can get price lists, VIP access and help comparing projects at no cost.

How do I get a price list or floor plans?

Register on any project page or contact us and we’ll send the latest price list, site plan, deposit structure and incentives. You can also call 647-381-4000.

What does “VIP pricing” mean?

Builders often release homes to brokers and registered buyers before the public launch, at lower prices or with extra incentives. VIP buyers also get first choice of lots.

Buying pre-construction

What is a pre-construction home?

A home you buy from a builder before it is built, or while it is being built. You sign an agreement, pay a deposit over time, and close when the home is finished.

How much deposit do I need?

Freehold townhomes and detached homes typically need 10% of the price, paid in instalments over several months. Some builders start with $10,000 to $25,000 with your offer. Each project page shows its deposit structure when the builder has released it.

Is my deposit protected?

Yes, up to limits. Tarion protects freehold deposits up to $60,000 on homes priced at $600,000 or less, and up to 10% of the price to a maximum of $100,000 on homes over $600,000. Notify Tarion within 45 days of signing to keep full coverage.

Is there a cooling-off period?

Condominium purchases in Ontario have a 10-day cooling-off period. Freehold homes do not, so have a lawyer review your agreement before you sign.

What happens if my closing is delayed?

The Tarion Addendum in your agreement sets rules for how and when a builder can extend closing, and you may be entitled to compensation for certain delays. Your lawyer can explain your rights.

Can I sell before closing?

Often yes, through an assignment sale, but builders usually require their consent and may charge a fee. Check the assignment clause before you sign.

Costs and taxes

Are new home prices HST included?

Most Ontario builders quote prices with HST included, net of rebates you assign to them. For agreements signed between April 1, 2026 and March 31, 2027, expanded HST relief can be worth up to about $130,000 on eligible homes up to $1 million. Check how your agreement handles it.

What are closing costs on a new home?

Plan for about 1.5% to 4% of the price: land transfer tax, legal fees, title insurance, and builder adjustments such as utility connections and the Tarion enrolment fee. See the closing costs guide.

Do first-time buyers get any help?

Yes. Eligible first-time buyers can use the FHSA, the RRSP Home Buyers’ Plan, the Ontario land transfer tax refund of up to $4,000, the federal First-Time Home Buyers’ GST rebate, and 30-year insured mortgages. See the first-time buyer guide.

Warranty

What warranty comes with a new home?

Every new home in Ontario has a statutory warranty backed by Tarion: one year for workmanship and materials, two years for items like water penetration and electrical, plumbing and heating systems, and seven years for major structural defects.
